PCSing to Eglin?

Air Force Special Operations Command. AFRL. 33rd Fighter Wing. The Florida panhandle is a different kind of military region — beach lifestyle, no state income tax, and a real estate market that's also a vacation rental market. Here's how to buy smart.

Where to live

Which side of the Mid-Bay Bridge?

The panhandle housing market splits north vs. coastal, and Mid-Bay Bridge ($4 each way for non-residents) shapes commute choices.

Niceville / Bluewater Bay
Closest to Eglin main. Family-friendly, top schools, quieter. Most popular Eglin choice. Premium pricing but worth it for many.
Fort Walton Beach / Mary Esther
Closer to Hurlburt and Eglin's western edge. Mature neighborhoods, water access, more affordable than Destin. Popular with younger Airmen.
Crestview
25-35 min north of Eglin. Much more affordable, larger lots, family-oriented. Trade-off: longer commute, less coastal lifestyle.
Destin / Miramar Beach
Beach lifestyle, premium pricing. Some Eglin officers go here. Strong vacation rental potential if you PCS out later. Tourist traffic in season.

What your BAH buys

The honest math on the panhandle.

Median home prices: Niceville ~$425K, Fort Walton Beach ~$375K, Crestview ~$315K, Destin ~$700K+. Eglin BAH is moderate; the region is no longer "cheap military area" pricing.

E-5 with dependents (~$2,100/mo BAH)

Comfortable: $280K-$355K. Plenty of options in Crestview, Fort Walton Beach, some Niceville inventory.

02

O-3 with dependents (~$2,600/mo BAH)

$355K-$450K. Solid Niceville homes, Mary Esther/FWB water-adjacent, Crestview new construction.

$450K-$575K. Top-tier Niceville/Bluewater Bay, larger Crestview properties, modest Destin/Miramar Beach inventory.

Real talk

What I tell every Eglin client.

1. Hurricane insurance is the big variable. Florida insurance has been hard to find and expensive — $3-8K/year is not unusual. Some carriers have exited the market. I'll get you a real insurance quote BEFORE you go under contract.

2. No state income tax — but property taxes are real. Florida has no state income tax, which is great for your paycheck. Property taxes run 0.8-1.1% of assessed value depending on county. Build it in.

3. The vacation rental angle is real. Destin and Miramar Beach properties can cash flow as short-term rentals. Niceville/Crestview less so. If you're thinking long-term hold for rental income, the location math matters.

4. Hurricane-resistant construction matters for insurance. Newer homes with hurricane straps, impact windows, and reinforced roofs get insurance discounts. Worth asking the seller.

5. The Mid-Bay Bridge toll adds up. $4 each way × 2 trips/day × 250 work days = $2,000/year if you commute across it daily. Factor it in.

Eglin PCS FAQ

What Airmen ask me.

How long does a VA close take here?

21-30 days from contract to close. The Okaloosa County market is VA-friendly and most agents understand the timeline.

Can I find a home in a non-flood zone?

Yes, especially in Crestview, Niceville, and the inland parts of FWB. Coastal properties almost always have flood considerations. I'll flag what's where.

Is Destin worth it for a military family?

If you want beach lifestyle and can afford it — sure. But tourist traffic during peak season is no joke, and HOAs in beach communities can be steep. For most Eglin families, Niceville offers better day-to-day.

Should I look at short-term rental potential when buying?

Worth considering if you might PCS within 2-3 years. Destin/Miramar Beach areas have strong STR demand. Talk to me before you sign anything HOA-related — many beach HOAs restrict STRs.
