1. Hurricane insurance is the big variable. Florida insurance has been hard to find and expensive — $3-8K/year is not unusual. Some carriers have exited the market. I'll get you a real insurance quote BEFORE you go under contract.
2. No state income tax — but property taxes are real. Florida has no state income tax, which is great for your paycheck. Property taxes run 0.8-1.1% of assessed value depending on county. Build it in.
3. The vacation rental angle is real. Destin and Miramar Beach properties can cash flow as short-term rentals. Niceville/Crestview less so. If you're thinking long-term hold for rental income, the location math matters.
4. Hurricane-resistant construction matters for insurance. Newer homes with hurricane straps, impact windows, and reinforced roofs get insurance discounts. Worth asking the seller.
5. The Mid-Bay Bridge toll adds up. $4 each way × 2 trips/day × 250 work days = $2,000/year if you commute across it daily. Factor it in.
21-30 days from contract to close. The Okaloosa County market is VA-friendly and most agents understand the timeline.
Yes, especially in Crestview, Niceville, and the inland parts of FWB. Coastal properties almost always have flood considerations. I'll flag what's where.
If you want beach lifestyle and can afford it — sure. But tourist traffic during peak season is no joke, and HOAs in beach communities can be steep. For most Eglin families, Niceville offers better day-to-day.
