I-5 is the only real route to base for most communities. Where you live = how many extra hours per week you sit in traffic. Pick deliberately.
JBLM BAH is strong, but Western Washington pricing has climbed hard since 2020. Median home prices around the base sit in the $500K-$600K range. Here's how BAH typically maps:
Comfortable range: $400K-$475K. Most options will be in Lakewood, Tumwater, or smaller homes in Olympia/Lacey.
$475K-$575K. Solid family homes in Lacey, Steilacoom, parts of University Place. Some DuPont inventory in your range.
$575K-$725K. Newer DuPont construction, established Steilacoom homes, larger Lacey/Olympia properties on more land.
1. Mold and moisture are real. Western Washington gets 150+ rainy days a year. Older homes with poor drainage, neglected gutters, or skimpy roof maintenance turn into expensive nightmares. Inspection here matters more than most places — I'll connect you with inspectors who know what to look for.
2. I-5 changes your math. A house 15 miles from base in the wrong direction is a 45-minute commute. A 5-mile house in the right direction is 10 minutes. Talk to me before you fall in love with a listing on Zillow.
3. Heat pumps are taking over from gas furnaces. Check the heating system age and type — replacement is $8-15K. We'll factor it in if needed.
4. Washington has no state income tax — but property taxes are real. Pierce and Thurston Counties run roughly 1% of assessed value. Build it into the monthly payment, not as an afterthought.
5. The JBLM rental market is strong if you PCS out later. Many of my JBLM clients hold their homes as rentals when they leave. Tacoma/Lacey rents are healthy. Good fallback option.
21-30 days from contract to close is typical. The Pierce County title companies are familiar with VA, and most appraisers in the area do volume on military loans. We move quickly.
Often yes. You usually get more house for your BAH dollar, and Lacey adds only ~15-20 min to the commute vs. living closer to base. Depends on your unit's PT timing and how much you value sleep.
Yes. Several DuPont builders accept VA buyers. Some offer rate buy-downs and closing-cost credits. I have relationships with builders here — happy to introduce.
Real consideration. Parts of Pierce County (Orting, Sumner, Puyallup) sit in mapped lahar zones for Mount Rainier. Insurance and resale matter here. I'll flag any property that sits in those zones before you write an offer.
